La Mesita is new 80-unit affordable housing development located within the Transit Oriented Design overlay of the Metro Light-Rail line in Mesa, Arizona. Developed by sponsor, A New Leaf, La Mesita serves families and smaller households struggling with very low incomes. The development also provides 30 permanent supportive housing units targeted to chronically homeless households, with a preference for veterans, under a Housing First model.

Amenities include a resident clubhouse with multi-purpose room, exercise equipment, theater, game rooms, business center and enhanced security, along with outdoor facilities such as a gazebo and BBQ areas in the central court yard.
All apartment homes have modern features including ENERGY STAR, low-flow water fixtures and energy-efficient lighting and HVAC equipment.

A comprehensive support services program is offered to residents onsite and includes daycare and before/after school program space, which are available to La Mesita residents and families in the nearby neighborhood. Educational programs such as computer skills training, job training/placement services and financial literacy classes are also provided onsite. Additionally, residents have access to case management and behavioral health services, as needed, that address the bio-psychosocial needs of the chronic homeless and Veterans.

La Mesita meets LEED Gold standards—it is designed and constructed to the highest levels in resource and energy use, site utilization and health and utilizes several green building strategies including the reutilization of an existing site that does not meet its highest and best use, and design features such as awnings, window-mounted exterior screens and overhangs, along with Xeriscape landscaping designed to meet the EPA’s water efficiency requirements, new dual pane low-E Energy Star rated windows, reflective roof coating and externally-insulated exterior walls.
