Nyer Urness House is an 80-unit permanent supportive housing complex for chronically homeless men and women in northwest Seattle’s Ballard neighborhood. Many of the furnished studio apartments are reserved for veterans—ten units for homeless veterans earning 30 percent of Area Median Income and nine for disabled veterans with multiple medical and psychological issues are available at 60 percent AMI.

The area offers a short walk to all services, shopping and transportation needs—the Ballard Library, Swedish Hospital, groceries, pharmacies and food bank are within a six-block radius. Residents enjoy an expansive recreational area and community space featuring a laundry facility, offices for mental and health care providers and common kitchen/dining area, which provides at least one meal a day.

Nyer’s building design reflects an emphasis on long-term energy conservation— apartments have Energy Star appliances, low-flow plumbing fixtures and high-efficiency boilers for heat and hot water. Other eco-friendly features include a deck and green roof designed for on-site storm water retention and a separate patio on the third floor with storm water planters for small trees and foliage.

Founded in 2010, sponsor Compass Housing Alliance is one of the largest homeless housing and service providers in the Seattle area. National Equity Fund® invested $12.7 million of LIHTC equity in Nyer Urness House.
